Neighborhood Shopping Centers

We acquire small to mid-size multi-tenant strip centers anchored by service, food, and essential-use tenants. Our sweet spot is the underperforming center — underleased, undermanaged, or physically neglected — in a dense residential market. We bring value-add capital and operating expertise to assets where passive ownership has left performance on the table.

Location matters most. We look for properties set off local roads and county roads within dense residential catchment areas — not necessarily on major arterials. The customer base should already be there; we want to reposition the center to capture it properly.

Vacant Land for Development

We actively seek vacant parcels viable for commercial or residential development. With in-house civil engineering, architectural, and entitlement capabilities, we are equipped to take raw land through the full municipal approval process — from concept through certificate of occupancy. Unimproved, unentitled land is preferred; we do the work that creates the value.

Fully approved and entitled sites are also considered, particularly where the use approvals align with our retail or residential development strategies. Our track record includes commercial-to-residential rezonings, subdivision approvals, and industrial entitlements resulting in significant value creation above acquisition cost.
